Here's what we were working with on this Charles City property - bare, cracked soil surrounding a brand new build with nothing going on outside yet. No grass. No plantings. No definition. Just raw dirt from edge to edge. It's the kind of starting point that can feel overwhelming to a homeowner, but honestly, it's our favorite kind of canvas to work with.
New construction sites like this one are common. A builder finishes the structure, and then the outside just gets left. The soil is often compacted, disturbed, and stripped of anything that would help grass or plants take hold. That's where proper prep work makes all the difference - and it's exactly what we focus on before anything else goes in the ground.
We're handling the full landscape installation here, and the plan is designed to complement the clean, modern lines of the building. Getting the grading right, working the soil, and mapping out where everything goes - that all happens before a single plant or seed touches the ground. Skip those steps and you end up with uneven turf, poor drainage, and a yard that never quite looks right.
Hydroseeding is also part of the plan for this one. It's one of the most effective ways to establish grass on a larger open area like this, giving you more uniform coverage and better germination than traditional seeding methods. The finished product here is going to look a lot different than what you see now - stay tuned for the reveal.
